Why commercial doors fail differently

The difference between a residential and a commercial door is not size, it is duty cycle. A household door runs four to six cycles a day. A busy shop door can run sixty. At that rate a standard 10,000-cycle spring is finished inside a year, and every wear item on the door β€” rollers, bearings, hinges, cables β€” is on a schedule measured in months rather than years.

This is why the economics invert. On a residential door, replacing parts as they fail is the rational approach. On a commercial door it is not: the cost of the part is trivial next to the cost of the bay being out of service, so the right answer is scheduled replacement before failure and heavy-duty hardware that lasts longer between intervals.

Agricultural dust

Packing houses, cold storage, orchard equipment shops, and fleet bays across the valley all deal with fine dust that residential garages never see. It packs into roller bearings, coats photo-eye lenses, and works into the track. Doors in these environments need sealed bearings rather than open ones, and a shorter cleaning interval on the safety sensors.

Cold storage and temperature differential

A door separating a cooled space from a 100Β°F August afternoon is fighting a large differential every time it opens. Seal condition matters far more here than on a shop door, and a failed bottom astragal is an energy cost, not just a draught.

High-cycle spring rating

We specify commercial springs by measured duty cycle, not by door size. If your door runs forty-plus cycles a day, a 50,000 or 100,000-cycle spring costs a fraction more than the standard part and changes the replacement interval from months to years.

What a service contract actually covers

A contract is worth having when downtime costs you money, and not otherwise. Ours are built around scheduled visits rather than discounted call-outs, because the point is to not need the call-out. A typical quarterly interval on a high-cycle door covers:

  • Spring cycle-count assessment and pre-emptive replacement scheduling
  • Roller, hinge, and bearing inspection with replacement of anything past wear limit
  • Cable and drum inspection, full re-spool where tension has drifted
  • Track alignment and fastener torque check
  • Photo-eye cleaning, alignment, and full safety-reversal test
  • Seal and astragal condition, with replacement quoted separately
  • Opener drive-train service and limit re-set
