Repair or Replace?
Replacement makes sense at the point where repairs stop being economical rather than at a fixed age. In practice that means a door with damage across more than one section, a discontinued model where matching panels are no longer available, rust through the bottom sections, or a door that has needed three or more separate repairs in a couple of years. Common Questions
Repair is almost always cheaper on doors under ten to fifteen years old with a sound frame and track. Replacement wins when multiple sections are damaged, the model is discontinued, the bottom sections have rusted through, or the door has needed several repairs in a short span.
Installed, a single insulated steel door typically runs $1,200–$1,900 and a double $1,700–$2,800. Carriage-house and full-view doors start around $2,500 and climb with glazing and hardware options.
A standard single or double door replacement is usually a half-day job, including removing the old door and hauling it away. Custom or oversized doors can take longer.
For an attached or heated garage, an insulated door in the R-12 to R-18 range makes a clear difference through both the summer heat and winter freezes. For a detached, unheated garage, a lower R-value is usually adequate.
Not usually. A working opener under about ten years old can normally be re-hung and re-set to the new door. If it is older, noisy, or lacks modern safety reversal, replacing it at the same time saves a second visit.
